2005년 서울의 상업지역 평균 공시지가는 약606만원/㎡로서 테헤란로 및 강남대로 주변지역과 사대문안 도심부의 공시지가가 가장 높다. 주거지역의 평균 공시지가는 약 184만원/㎡이다. 주거지역의 종(전용·일반)이나 해당지역의 주택유형(단독, 연립, 주거복합), 그리고 도로 인접 여부에 따라 편차가 크다. 2000년에 비하여 전반적으로 공시지가가 올랐으며, 특히 강남, 서초, 송파, 목동, 용산지역에서 지가 상승이 두드러졌다.

LAND VALUE

The officially assessed land prices of commercial areas in Seoul in 2005 stood at 6.06 million won/㎡, and the land price is highest in Teheran-ro and Gangnam-daero as well as in the downtown in the four big gates. The officially assessed land prices of residential areas recorded 1.84 million won/㎡. There is a wide variation in the land price by the kind of residential areas (exclusive or general use), housing type (detached dwelling, row houses, or mixed-use buildings), and adjacency to roads. The land prices rose, compared with 2000, particularly in Gangnam, Seocho, Songpa, Mok-dong and Yongsan.
